The Texan listing agreement is a legal document executed by a real estate owner and a real estate agent, the broker having the power to sell or lease the owner`s property for a commission. The contract form should describe the property and its location, the list price, the broker`s and seller`s obligations, the broker`s remuneration and the expiry date. A seller and broker will most often enter into an exclusive listing agreement that will give the broker the exclusive power to sell the property on behalf of the owner. Alternatively, the broker may accept an open listing agreement (also known as a “non-exclusive” agreement) that allows the owner to lease several real estate agents for the sale of the property and pay only commissions to the retained broker. 33. Mls-Statustipp: All images, other media and list data remain unlimited in the file for all list statuses, except expired (EXP) and cancelled (CAN). If the status is expired or cancelled, all media are deleted after six months and the list data is deleted after 3 years. 25. Mls-Statustipp: Expiration (EXP) means that the offer has expired and the property has not been sold. If the building is reinstated within 31 days, Cumulative Days On Market (CDOM) displays the combined days on the market (DOM) for the current and previous list or announcements. 18. Mls-Statustipp: Withdrawn (WTH) means that the property is no longer available for demonstrations due to the terms agreed between the seller and the Broker listing in the “List Termination” form (TAR-1410). Due to the conditions agreed in the termination of the listing, the property cannot be listed with another broker.
The list expires on the original expiry date that was entered into the MLS. 1.
